407 Balboa Ave wasn’t in immaculate shape, but we didn’t purchase it to fix and flip for a BIG, big profit. Instead, we partnered with a Private Money Lender to purchase the property with their cash, put a little TLC into it, and sold it to a first-time home buyer using seller financing (eliminating any need for a bank).

As of this year (2024), the Private Money Lender has not only been back in full with interest but is still getting paid! Since the deal was done with owner-financing, we (me and the PML) have been collecting consistent returns as the buyer pays back his loan.

It Was a Four Way Win

I love this story because it was the type of deal that benefited everyone involved.

1. The original seller saved on escrow time and closing costs by selling to me (a cash buyer).
2. The first-time buyer was a handyman who felt confident purchasing a fixer-upper home.
3. The private money lender was paid back in full with higher-than-average interest.
4. The investor (me) made off with a significant profit, and a happy heart knowing he facilitated a dream come true.
