407 Balboa Ave wasn’t in immaculate shape, but we didn’t purchase it to fix and flip for a BIG, big profit. Instead, we partnered with a Private Money Lender to purchase the property with their cash, put a little TLC into it, and sold it to a first-time home buyer using seller financing (eliminating any need for a bank).
As of this year (2024), the Private Money Lender has not only been back in full with interest but is still getting paid! Since the deal was done with owner-financing, we (me and the PML) have been collecting consistent returns as the buyer pays back his loan.

I love this story because it was the type of deal that benefited everyone involved.
